Project details presented by Rick Maron as the developer for the site and project.  Proposing 8-units of about 450 sq ft with a large picture window (micro-units).  Units are transformable and condusive to different uses.  Units are self-contained and ready to move in.  All mechanicals are mounted on the walls.  Building is all metal and floors are concrete.  Dimensions 30'x75'.

 

 

Committee Questions, Comments, Concerns

  • How many units in the building?  8
  • Do the windows open? Yes
  • Are they awnings or casements?  Casement
  • Why not use solar panels on the roof now?
  • What are the materials?  Eifs and Wood (cedar lap siding 3/4")
  • What is the floor to ceiling height? 9'
  • Needs more height to the building, the height will help to units feel bigger.
  • Concerned about the use/amount of eifs proposed. Perhaps bring the cedar to the side elevations too.
  • Concerned about the proposed setback, should be in line with the building mass of the University View condo (not the porch).  Could put the landscaping in the front.
  • Pushing it back would help with the feel of the height.
  • No basement, just slab on grade.
  • Will there be a property manager for the site?
  • Will you allow pets in the building?
  • Address along the side instead of on the top.
  • Can you break up the top elevation of cedar.  Maybe elongate the picture window, makes it look more modern.
  • Study the veritical element on the front elevation.
  • Return for final with a full color landscape plan and finish materials.

 

 

Mark Smith from Famicos Foundation is in attendance and available for comment.  Suggestions to refine the name of the project and how you address the target audience.

 

Motion to approve with the condition to move the proposed structure to be inline with the main body of the University View condo, increase the height of the front and rear elevation picture window, final color landscaping plan, and parking plan.

Project details presented by Russel Berusch of 11427 Ashbury, LLC.  Presented details on the changes the Committee asked for originally.  They have raised the interior floors and added an interior stair risers which raised the overal structure by 1ft 2inches.

 

Committee Comments, Questions, Concerns

  • Where will the address be placed?
  • What types of lighting will you use and where will they be located?  What are the light fixtures used to mitigate spillover?  Current lighting proposal will through too much horizontal light, appears very commercial.  Lighting should be dark sky compatible.
  • What is the wood product being used?  Cedar shingle
  • Will you be using any kind of stain on the cedar?  Will it retain the current shade or will it be allowed to gray naturally?
  • Concerns about the off-white stucco showing stains over time. Very uncomfortable with the lack of context this proposal is showing in comparison to the adjacent buildings.
  • Perhaps use a smoother EIFS instead of the rough surface being proposed.
  • Can not enlarge the windows according to the developer.
  • Who is the Architect?  Dan Serq (sp?) Forum Architects
  • The windows and strong verticals don't seem to work well for the front elevation.  It looks more like an office than a residential use.  The windows are not aligned around the building.  The use wood is a positive.
  • Committee feels that the windows can be taller/elongated but the details and frame matter.

 

Motion to approve with the condition that the window fenestration is improved to look more residential (not commercial) and study the texture of the stucco/EIFS material.  Motion passed 5-1 (N. Reich).
